Cost Planning
- Offered to ensure that the building design meets the anticipated budget.
- Allows for the design to be checked, against budget, before committing to more detailed technical plans, submitting a planning approval or expending further fees and potentially wasting time and money.
- Maybe a standalone early stage project costing document or a working document for use throughout the design process.
- Can be produced from as little information as a sketch design or outline specification.
- Can incorporate supplementary information (such as planning obligations (section 106), infrastructure, land purchase and revenue streams) to produce viability studies for developers of larger projects.
- Provides cost certainty and comfort at an early stage of the process.
- Offered to ensure the project budget is allocated appropriately, and where necessary, to explore alternative design options to achieve best value.
- Using extensive knowledge of resource costs, building methods and product options.
- Liaising with Architects and other members of the design team.
- Appreciating the current design ethos and managing expectations, to adapt the existing details and bring costs within budget without compromising the fundamental design, or ‘must have’ client features.
- Provides options to realise the project potential whilst remaining in budget.

Value Engineering

Tender Procurement
- Offered to manage the tender process – issuing tender enquiries to the most suitable Contractors within our extensive approved supplier list.
- Creating tender packs which make sure that the contractors tendering know exactly what they should be allowing for, and that there are no gaps in the scope of work expected.
- To ensure projects don’t become, at best, difficult, at worst, fail, because of a simple misunderstanding or lack of detail at this critical stage.
- Any undefined work is covered by considered Provisional allowances to ensure that tenders submitted are complete and can be compared confidently against budget.
- Clarify, analyse and compare returned tenders before producing our recommendations for appointment.
- Working directly for our clients or alongside the appointed architect.
- Provides Client confidence in the price of their project and avoids disputes and delays during the build allowing both the client and contractor to enter into a build agreement with certainty.
- Offered to confirm the expectations of the project and the obligations of each party; defining the work to be undertaken for the agreed sum and over an agreed period.
- An appropriate contract is drafted between Client and Contractor.
- The project is monitored through regular progress meetings to ensure all contractual obligations are met and appropriate contract documentation is produced.
- Formal instructions are issued, valuations certified, variations checked & agreed and the forecast final account is kept up to date.
- Provides the client with the confidence that the contract will be administered properly and gives the contractor the confidence that a candid, experienced party will be managing the contractual elements of the build.

Contract Administration

Project Management
- Offered as an extension to Contract Administration.
- The Construction Project Management service provides engagement more regularly with the Contractor and Client. More ‘hands-on’ to maintain programme, consider options and liaise closely with all parties to achieve best outcome in all aspects of the scheme.
- Useful when Clients may wish to be ‘hands-off’ the build process, who have no experience of building projects, who may be remote and unavailable or who simply wish for an experienced organisation to oversee the project for them.
- Assists with forward planning the work stages, avoiding misunderstandings, identifying potential issues early-on, concluding and planning undefined work, understanding the consequential effects of changes, identifying and mitigating areas of potential delay.
- Provides management of all aspects of the project to reduce stress and provide clarity for the Client.
- Offered to minimise the costs of the project and to enhance value for money whilst achieving the required design, standards and quality management.
- Can include feasibility studies, bills of quantities and cost control – measuring and valuing contract works and variations, reconciling cost against value, preparing or checking contractor valuations and final accounts and forecasting costs to complete.
- Frequently the QS function is provided to Clients either involved in large scale projects, who require a professional to work alongside the appointed Contract Administrator/Architect in valuing work progress and cost change, or by Clients involved in smaller projects that wish for someone to check valuations and variations submitted by Contractors.
- In both cases this service is provided automatically if we are acting as Contract Administrator.
- We also act as independent advisors for Financial Institutions (often for small developer or self-build schemes), providing funding reports, cost assessments, stage costing and programming reports and validating valuations and drawdown requests.
- Provides a robust check on all financial matters for the client.
