Over the course of a substantial year-long house remodelling and refurbishment, we had the good fortune to work with Dan Holloway, an outstanding project manager whose professionalism, judgement and steady leadership were central to the project’s success.

From the outset, he managed the competitive tender process with clarity and rigour, identifying appropriate building firms and guiding us carefully through the assessment of their submissions. His approach ensured we selected not simply on cost, but on capability, reliability and overall value. Once a preferred contractor had been chosen, he led the development and negotiation of the contract with impressive attention to detail. In particular, his work on value engineering struck precisely the right balance between maintaining the design intent, safeguarding build quality and exercising sensible cost control. He was adept at offering practical alternatives where appropriate, always protecting both the vision and the budget.

With the contract in place, his structured oversight came fully into its own. He established and chaired regular fortnightly management meetings between ourselves and the building company. These meetings were consistently purposeful and well run, providing a clear picture of progress against programme, identifying emerging risks or delays at an early stage, and setting realistic expectations for the coming one to three months. This steady cadence ensured there were no unwelcome surprises and that decisions were taken in good time. It also fostered a constructive and collaborative working relationship between all parties.

Financial management was handled with equal diligence. He kept a careful record of billable receipts throughout and, importantly, provided advance estimates ahead of formal invoices, allowing us to prepare and manage cash flow with confidence. Invoices were presented on a planned and regular basis, supported by clear explanations. At all times we felt fully sighted on costs and assured that expenditure was being monitored responsibly.

Perhaps most notably, he combined this firm control with a calm and approachable manner. He was readily available, responsive to queries and proactive in prompting answers or decisions when required, ensuring that matters did not drift. His measured, solutions-focused approach proved invaluable during the inevitable complexities that arise in a project of this scale.

In short, his stewardship transformed what might have been a daunting undertaking into a well-managed and ultimately rewarding experience. We would have no hesitation in recommending him to anyone embarking upon a significant refurbishment project requiring diligence, integrity and assured professional oversight throughout.
